Tile & Grout Cleaning

Tile and Grout Cleaning in Palm Beach County

Quick answer: Professional tile and grout cleaning removes the dirt, oil and mildew that mopping leaves behind in porous grout. We clean by hand with surface-specific chemicals rather than steam, which can loosen tile, and most customers pair it with grout color sealing so the floor stays clean.

Why doesn't mopping get grout clean?

Grout is cement. It is porous, it sits slightly below the tile surface, and it absorbs whatever runs across it. When you mop, the dirty water settles into the grout lines and dries there. Over months the grout turns gray, yellow or blotchy, and no amount of scrubbing with a household cleaner brings it back.

In Palm Beach County the problem is worse because of humidity. Mold and mildew grow in damp grout, especially in showers, laundry rooms and lanais. That is a hygiene problem as much as a cosmetic one.

How we clean tile and grout

We do not use steam. Steam machines look impressive, but they push hot water through hairline cracks and pinholes into the thinset bed under the tile. That trapped moisture can break the bond and is one reason we get so many calls for hollow and tented tiles.

Instead, our crews work on their hands and knees with brushes, pads and cleaners chosen for your specific surface:

SurfaceWhat we useWhat we avoid
Ceramic and porcelainAlkaline degreaser on grout, agitation by handAcid cleaners that pit grout
Marble, travertine, limestonepH-neutral stone cleanerAnything acidic, including vinegar
Saltillo and Mexican tileStripper or semi-strip, then neutralizerSteam, pressure washing
Outdoor pavers and lanaisAlkaline cleaner with mildew treatmentHarsh pressure that erodes joints

After scrubbing, the loosened soil is rinsed and extracted so it leaves the house instead of settling back into the grout.

Should you seal grout after cleaning?

Yes, and most of our customers do it in the same visit. Clean grout is still porous grout. Our grout color sealing coats the grout line with a pigmented sealer that matches or changes the color, blocks absorption and makes the next cleanup a mop job. It comes with a 10-year guarantee as long as you maintain it with the neutral cleaner we provide.

Cleaning alone is the right call when the grout is already sealed and just needs a refresh, or when you are preparing a floor for a different service.

Signs you need more than cleaning

During the estimate we tap the floor and inspect the grout. Sometimes a "dirty" floor is actually a damaged one:

  • Hollow sound when tapped. The tile has separated from the slab. See hollow tile repair.
  • Grout that is cracked, crumbling or missing. Cleaning will not replace it. See regrouting.
  • Marble or terrazzo that looks cloudy rather than dirty. That is etching and wear, which needs honing and polishing.

We will tell you which it is and quote accordingly, so you are not paying for a cleaning that cannot fix the problem.

Residential and commercial

We clean tile and grout in single-family homes, condos, rentals and commercial spaces across Palm Beach County. For restaurants, offices and lobbies we can schedule after hours so your floor is dry before you open.

How the work happens

  1. Free in-home estimate

We look at the tile type, grout condition and soil level, tap for hollow spots and give you a firm price.

  2. Pre-treat

Grout lines and traffic lanes get a cleaner matched to the tile. Natural stone gets a stone-safe product; ceramic and porcelain can take something stronger.

  3. Hand scrub

Our crew works on their hands and knees with brushes and pads. This is slower than a machine, but it reaches the grout, not just the tile face.

  4. Rinse and extract

Loosened soil is rinsed and pulled out, not pushed around. The floor is dry and walkable the same day.

  5. Seal (recommended)

Most customers add grout color sealing at the same visit so the clean result lasts and the grout stops absorbing dirt.

How much does tile and grout cleaning cost in Palm Beach County?

We quote tile and grout cleaning per job after seeing the floor, because the two things that drive price, square footage and how embedded the soil is, are hard to judge from a photo. The estimate is free, usually within 24 to 48 hours, and the price we quote is the price you pay.

Get your price

What moves the price

  • Total square footage of tile
  • Width of the grout lines and how deep the soil has gone
  • Whether showers, walls or outdoor areas are included
  • Adding color sealing, which protects the result and carries our 10-year guarantee

Is tile and grout cleaning the right fix for your floor?

A good fit when

  • Floors or showers that look dirty right after you mop them
  • Grout that has turned dark, yellow or blotchy over time
  • Rentals and homes being prepared for sale
  • Restaurants, offices and lobbies that need a deep clean after hours

Probably not the right service when

  • Grout that is cracked, crumbling or missing. That needs regrouting, not cleaning.
  • Tiles that sound hollow or have lifted. Cleaning will not fix the bond; tile repair will.
  • Marble, travertine or terrazzo that has gone dull. Those need honing and polishing.

Tile & Grout Cleaning questions

Why does my grout look dirty again a week after I mop?

Mopping spreads dirty water across the floor and the porous grout soaks it up. The tile dries clean and the grout dries darker. Deep cleaning pulls that soil out, and color sealing stops the grout from absorbing it again.

Is steam cleaning bad for tile floors?

It can be. Steam forces hot water through pinholes and cracks into the thinset under the tile. In South Florida that trapped moisture is a common cause of hollow and tented tiles. We clean with chemicals and hand tools instead.

How long does tile and grout cleaning take?

Most single-family homes take a half day for the main living areas. Showers add about an hour each. The floor is dry and walkable the same day.

What should I use to clean tile and grout between visits?

A neutral, low-pH cleaner. We leave you a bottle of ours. Avoid vinegar, bleach, ammonia and acid-based products, which etch grout and strip sealer.

Can you clean outdoor pavers, lanais and pool decks?

Yes. Outdoor pavers, lanai tile and pool deck stone collect algae and mildew in our climate. We clean and can seal them the same way we treat indoor floors.

What is the difference between chemical cleaning and steam cleaning tile and grout?

Steam forces hot water through cracks and pinholes into the thinset under the tile, which can separate tile from the slab and lead to hollow or tented tiles. We clean with surface-matched chemicals and hand tools, then stain and seal the grout so it stays clean.

Why should I have my grout lines stained and sealed?

Grout is porous and absorbs dirt unless it is sealed. Color sealing blocks absorption, makes cleanup a mop job, and lets you keep or change the grout color. It protects the floor for years and carries our 10-year guarantee.

How do I take care of my tile and grout after you are done?

We give you a bottle of our concentrated, low-pH neutral cleaner at no charge, and you can order more delivered. Never use acid-based cleaners, vinegar or ammonia. They damage the stain and seal and eat away at the grout.

What if my floors get heavy traffic and I cannot keep up with cleaning?

We offer a maintenance program. We come back to your home or business as often as you want at a low maintenance rate, so the floor never gets back to the point of needing a full restoration.
