Why grout needs to be sealed
Grout is a cement product. It is porous, so it absorbs oil, dirt and bacteria from everything that touches the floor. Unsealed grout darkens unevenly, holds mildew in humid rooms, and wears away faster because water gets into it. Once that happens, cleaning alone gives you a few good weeks before it looks the same again.
Sealing closes the pores. Color sealing closes the pores and resets the color at the same time.
How grout color sealing works
Color sealer is a pigmented, penetrating sealer. After we deep clean the grout, we work the sealer into every joint by hand. It soaks in and bonds to the grout rather than coating it like paint, which is why it does not peel.
The result is grout that:
- Has one even color across the whole floor, matched to the original or changed to something new
- Repels water, oil and dirt so spills wipe up instead of soaking in
- Cleans with a damp mop and a neutral cleaner
- Resists mold and mildew in showers and laundry rooms
We have been cleaning and color sealing grout in Palm Beach County since 2002. It is the service we built the company on.
Match the color or change it
Most customers want their grout back to what it looked like new. Others use the visit to update the look of the room. Both are the same process and the same price.
| Goal | What we do |
|---|---|
| Restore original color | Match the existing grout and seal |
| Hide stains permanently | Seal in a slightly darker shade that reads as clean |
| Modernize the floor | Go lighter for a seamless look, or darker for contrast |
| Fix patchy repairs | One uniform color across old and new grout |
The 10-year guarantee
Color-sealed grout is guaranteed for 10 years. The one condition is maintenance: use a neutral, low-pH cleaner. We leave you a concentrated bottle of ours, which lasts a long time, and you can order more delivered to your door.
Never use vinegar, bleach, ammonia or acid-based cleaners on sealed grout. They eat the sealer and the grout under it. If a floor takes heavy abuse and you cannot keep up, ask about our maintenance program and we will come back on a schedule you choose.
When grout needs more than sealing
Sealer bonds to grout that is there. If the grout is cracked, crumbling or missing, those sections need regrouting first, and we often do both in the same visit. If any tiles sound hollow when tapped, we recommend re-bonding them before sealing so you are not sealing a floor that is about to move.
New tile? Sealing right after installation is the best time, before anything has had a chance to stain. Ask about it when you book tile installation.
