Slate and Natural Stone Cleaning and Sealing in Palm Beach County

Quick answer: Slate and natural stone cleaning removes the embedded dirt, algae and old sealer that leave stone looking gray and ragged, then seals it with either a natural-look sealer or a color enhancer that deepens the stone's tones. It restores the luster or the rugged look of slate, flagstone, travertine pavers and similar stone indoors and out.

Why slate and stone need professional care

Slate, flagstone, quartzite and similar stones are tough, but they are also textured and porous. Dirt settles into the clefts and pores, algae and mildew grow in the joints, and whatever sealer was applied years ago breaks down into a gray film. Pressure washing blasts the surface without reaching into the stone and can erode the joints.

Proper cleaning uses stone-safe chemicals and hand agitation to lift dirt out of the texture, followed by a rinse and extraction that removes it. Then the stone is sealed so the result lasts.

Natural look or color enhanced?

This is the main choice, and we do a test spot during the free estimate so you can see both on your own stone.

Both are penetrating sealers, so neither leaves a film that peels or makes a patio slippery.

Indoor stone floors

Slate and stone entries, kitchens and great rooms collect grit that dulls the surface and dirt that settles into the texture. We deep clean, treat any efflorescence, and seal. Indoors, a sealer typically lasts two to three years before the stone starts absorbing water again.

Patios, pool decks and walkways

Outdoor stone in South Florida fights sun, rain and constant humidity. Algae and mildew turn travertine pavers and flagstone dark and slick. We clean and treat the growth, rinse, let the surface dry, and seal with a penetrating sealer that sheds water. Outdoors, plan on resealing every year or two.

Not sure what kind of stone you have?

Stone that was once polished and has gone dull, such as marble, polished travertine or terrazzo, needs honing and polishing rather than cleaning. If you are not sure which you have, send a photo or just call. We will tell you during the free estimate and quote the right service.

How the work happens

  1. Free estimate and test area

We identify the stone, check for old sealer and do a small test so you can see the difference between a natural sealer and a color enhancer.

  2. Deep clean

Stone-safe cleaners are worked into the surface and joints by hand to lift dirt, algae and mildew. Old failing sealer is stripped if needed.

  3. Rinse and dry

The surface is rinsed and extracted. Outdoor areas may need to dry overnight before sealing.

  4. Seal

Natural sealer protects without changing the look. Color enhancer deepens the tones for a rich, wet look. Both repel water and stains.

How much does slate and stone cost in Palm Beach County?

Slate and stone cleaning is quoted per job after a free estimate. Price follows square footage, how much buildup there is, and whether you want a natural or enhancing sealer. Get your price

What moves the price

  • Square footage
  • Amount of dirt, algae and old sealer to remove
  • Indoor versus outdoor, since patios and pool decks usually need more work
  • Natural sealer versus color enhancer
  • Grout or joint condition

Is slate and stone the right fix for your floor?

A good fit when

  • Slate or flagstone that has gone gray, chalky or patchy
  • Travertine pavers and pool decks with algae and dark staining
  • Stone entries and walkways that look worn
  • Anyone who wants the color of their stone to look richer and wetter

Probably not the right service when

  • Polished marble, travertine or terrazzo floors that have gone dull. Those need honing and polishing, not cleaning.
  • Stone that is flaking or spalling badly, which is a material failure rather than a cleaning problem
  • Painted or coated concrete made to look like stone

Slate & Stone questions

What does a color enhancer do to stone?

It darkens and deepens the natural tones so the stone looks the way it does when wet. It is popular on slate, flagstone and travertine where the dry color looks washed out. A natural sealer protects without changing the look.

Why has my slate turned gray and chalky?

Usually a combination of old sealer breaking down, dirt bonding to it, and efflorescence, which is mineral salt pushed to the surface by moisture. Deep cleaning removes all three and resealing stops it coming back.

Can you clean and seal outdoor stone like pool decks and patios?

Yes. Outdoor stone in Palm Beach County grows algae and mildew quickly. We clean it, treat the growth and seal it so it sheds water and stays clean longer.

How often should slate or stone be resealed?

Indoors, every two to three years is typical. Outdoors, sun and rain break sealer down faster, so about every year or two. If water stops beading on the surface, it is time.

Will sealing make my patio slippery?

Penetrating sealers soak into the stone and do not add a film, so they do not change traction. We use penetrating sealers on outdoor surfaces for that reason.

What should I use to clean marble, travertine and other natural stone?

Only a pH-neutral stone cleaner. Vinegar, lemon, bleach and most bathroom cleaners are acidic and etch natural stone on contact.
